PLANNING SERVICES

Master Real Estate Plan - Developed a comprehensive off-campus real estate plan for a non-profit hospital involving approximately 400,000 square feet of space.  Evaluated existing and future space and location requirements; assessed the suitability and adequacy of existing off-campus locations; and developed strategies for each existing location and the acquisition of new facilities. 


Lease Assessment - Evaluated a purchase option in an existing lease and recommended a long-term strategy to the client.  Evaluated the suitability of the property to client’s long term requirements, cost to correct building’s deficiencies, expansion opportunities, and current alternatives in the market.


Feasibility Study - Provided the initial feasibility analysis for the development of a 60,000 sf medical office building and ambulatory surgical center, including analysis of the real estate market and different ownership/development structures. 


TRANSACTION SERVICES

Lease Negotiations - Hospital’s business representative in the negotiation of a fifteen-year lease with multiple extension options for a 65,000 sf outpatient medical facility. 


Site Selection - Utilizing local brokers identified and evaluated sites for a 9400 square foot medical office. Structured and negotiated a ten-year lease for selected location.


Dispositions - Negotiated and structured the sale of a 31,000 square foot medical office condominium complex.


ASSET MANAGEMENT SERVICES

Property Asset Management - Managed a 140,000 square foot multi-tenant, health and wellness complex.  Supervised a third party property management company.  Stabilized and increased the property’s income stream in preparation for its eventual sale.  Negotiated and structured a direct sale of the property for $24 million.


Information Management Systems - Instituted a lease management capability for a 200,000 square foot portfolio involving over 50 leases.


Financial Management - Developed operating budgets for facilities at twenty different locations reflecting a variety of lease obligations and ownership structures.
